    Thanks for the clarifications, Donie. There truly is a double standard for titleholders – they reap very little benefit and yet bear all of the financial liabilities and disadvantages of what really amounts to “collective” use of property.

    Precisely why I say buyers become the guarantor on all debts, loans, lawsuits, settlements, liabilities, construction defects and disaster rebuilds when you buy into any community with common interest ownership. It is no different than co-signing for the debts of everybody waiting for the green light sitting around you at a stop light. The risks are massive and completely unknown. You don’t know who in your list of new neighbors gets drunk and goes crazy as a board member. You don’t know who might pick up a crowbar to release their anger for you taking photos. You don’t know what any of your neighbors will do, but the minute the ink dries on that contract you’ve just agreed to pay for whatever happens.

    Not all HOAs carry insurance but even if they do, the owners are paying their portion of the premiums and there is not guarantee that the HOA won’t have their insurance canceled. Mine has lost the insurance twice in three years. And there is always the possibility the insurance coverage will not be enough.

    Buyers (suckers) are getting duped every single day by the HOA scam!
