OMG! Is Jill Schweitzer Trying To Kill The Phoenix Cash Cow?

She’s a real estate broker on a mission and armed with a new website (www.hoasavers.com).  She sat on her HOA board and got her eyes opened to all the waste by property managers.  But her board was able to save her HOA $40,000 by getting their own bids, minus the “guidance” of any property manager.   
 
HOLY COW!  Michael Latz of Golden Valley Property Management says Jill needs to get away from the HOA herd.  He’s runnin’ this ranch and got this biddin’ business under control! (Wink, wink.)
 
Come to think of it, wouldn’t Jill make a stellar replacement in the Legislature for The Bimbo? State Representative Michelle Ugenti has made a mockery out of the legislative process in Arizona. Can we talk Jill Schweitzer into running?
 
That would actually be a legislative race that would be fun to watch!
 
 
 

AZ GOV Committee Burns While Chairperson Ugenti Fiddles For Campaign Funds

The Arizona House Government Committee is chaired by Rep. Michelle Ugenti.  Why hasn’t she held her House GOV committee meetings for the past 3 weeks, 4 in total (just under 50% not meeting)?  
 
Here’s a copy of the latest Ugenti flyer to raise funds for her campaign   Does her personal agenda –  campaigning for re-election – come before the work of the Legislature and her committee?  Before the people?  Is she so indispensible to the Arizona Legislature that she must be re-elected?  Or is she so desperate to get re-elected in the face of past acts and actions?

Last session she attached her twice defeated HOA omnibus bill, HB 2371, in the waning hours of the last meeting of the session causing Senator Griffin’s SB 1454 to violate the Arizona Constitution and House Rules. A law suit was filed and the attached Ugenti amendments were declared invalid.  However, ARS as posted on the Legislative website, ALIS, still shows the invalid laws without any annotation as to their unconstitutionality.

Structural Engineers Wail Warnings About HOA And Condo Design Projects

In the same way homeowners are getting wiser and wiser to the nightmares of HOAs and condo associations so are the engineering professionals who get caught in the very early stages of this insanity. The HOA attorneys are wiping them out, too.

I love it when “insiders” open the can of worms on corruption.  This time it’s the structural engineers and their insurers sounding the alarm about working with architects and developers on condominium projects. And their insurance agents are giving them a “heads up” on how to protect themselves against the inevitable HOA lawsuit.

Reading between the lines it seems they’re saying, “Run from condo projects! HOAs and condos are a pain in the neck to deal with even in hard times when work is scarce! Don’t let the pockets of your engineering firm be the deepest ones in the courtroom” is the message I’m hearing.

It’s disgusting to see the vast numbers of people who are being harmed by this entire HOA and condo association mess. I think we should invite the structural engineers to join our activism. They can relate to the pain and suffering that homeowners are going through… and the fear of the inevitable legal battles with the HOA attorneys.

Blind Man Crushed To Death In Willow Creek Condos Trash Compactor

Roger Mirro of Palantine, Illinois thought he might have accidentally thrown his cell phone in the garbage bag he dropped down the trash chute in his four story condo building.  He was given the key to access the compactor by Larry Boni, a board member.  Since Boni was waiting on a phone call he allowed Roger to take on the task of searching the trash unsupervised. But he failed to mention the equipment was activated by an electronic eye which had no emergency safety shut-off mechanism.
 
Roger fell into the compactor, tripping the automatic mechanism for compaction and died.  He was blind.  Regardless of that, there were no signs or warnings posted around this dangerous piece of equipment.
 
Did Roger know this was an electronic crushing device?  Or did he think he was going to be searching through a standard trash receptacle?  I suppose these questions will be answered in the wrongful death, pain and suffering lawsuit that has now been filed in Cook County by his wife, Donna Mirro.
 
I wonder?  Do the condo owners in this association realize the massive liability they could be facing simply because a board member handed over the key to the compactor?  This widow deserves compensation for the needless loss of her husband and the attorneys will dig deep into everybody’s pockets to get it.
 
This tragedy should raise the awareness that something as simple as handing over a key can change the lives of everyone when you live in an HOA or condo association.
 
 
 

Virginia HOAs Fighting For Unlimited Power

Just about every time you think it can’t get worse, it does.

The Virginia Legislature is considering a bill that would essentially allow Homeowners Associations to fine homeowners for almost anything, even if those ‘violations’ are not mentioned in the original deed restrictions or CC&Rs.

Wanna fine a homeowner who’s too fat? No problem under this law.

Wanna fine a homeowner with a handicapped kid? No problem. Just guise the fine as one being levied against an ugly resident. Handicapped kids have federal protection. Ugly kids do not.

Of course it all sounds outrageous. But this bill has already passed the Virginia House and is probably headed for further successes in the Senate and Governor’s Mansion.

And what’s a victim of an out-of-control HOA supposed to do? He or she has to hire a legal team and file a lawsuit. They’ll win in court, of course, but only after spending several hundred thousand dollars in legal fees. It’s guaranteed employment for lawyers.

Dear Lord God, where are we headed?
